Airbnb setup checklist for new hosts
Setting up on Airbnb takes two passes. First, decide your channels, rules, entry method and cleaner, then build and publish the listing. Second, connect booking software, pricing, lock, guest messages and the cleaner app. The checklist below keeps both in order.
Decide these first
These choices shape the listing and the tools you will connect. Settle them before you open the editor.
- Which channels: Airbnb only to start, or Vrbo and Booking.com too.
- Your house rules: quiet hours, pets, parties, smoking, guest limits.
- How guests get in: a smart lock with codes, or something else.
- Who cleans, and who backs them up.
- Which booking software will run it, so you do not build the calendar twice.
- Your local rules. Permits, licenses and taxes vary by city and county, and they are the owner's job. We do not handle them, but do this before you publish.
Build the listing
Airbnb describes three steps for a home listing:
- Describe your place: property type, location, bedrooms, bathrooms and how many guests you can host.
- Make it stand out: add photos, a title and description, and the amenities you offer.
- Finish and publish: set your weekday and weekend rates, and decide whether to add a new listing promotion.
Photos
Airbnb's advice is to declutter and stage each room, shoot from angles that show the full space, and use soft natural light. Airbnb says strong photos can improve your visibility in search, so lead with the room that sells the place.
Starting price
Airbnb suggests a nightly price based on your location, amenities and nearby similar listings, and says you can use it as a starting point or set your own. You can change it anytime. If you plan to use a pricing tool, treat this as temporary. See PriceLabs setup for a new listing.
After you publish
- Get your co-host access in order if someone is helping.
- Connect your booking software. See Hospitable or OwnerRez.
- Connect the pricing tool, and turn off Airbnb's Smart Pricing if you use PriceLabs.
- Install the lock and test a code before the first guest.
- Schedule guest messages and publish the guidebook.
- Set up your cleaner's app and turnover schedule.
- Add Vrbo or Booking.com if you want them. See how to list on Vrbo.

Questions people ask
How long does it take to set up an Airbnb listing?
Airbnb's own steps are describing the place, adding photos, title, description and amenities, then setting rates and publishing. The listing itself can be quick. The booking software, pricing, lock, messages and cleaner setup is where most of the time goes.
Do I need a permit before I publish?
Check your city and county rules before you publish. Permits, licenses and taxes are the owner's responsibility, and we do not handle them.
Can I do all of this myself?
Yes, many hosts do. This checklist is the same order we work in. If you would rather hand it off, our setup service does it for a flat fee.
What should I set as my first price?
Airbnb suggests a price and says to use it as a starting point. If you will use a pricing tool, you set a base price, a minimum and a maximum there instead.
