PriceLabs setup for a new rental listing
For a new listing, set three prices in PriceLabs: a base price that is your year-round average, a minimum, and a maximum. Before you sync, turn off Airbnb Smart Pricing, and connect PriceLabs to your booking software if you use one. Then turn on Sync Prices.
The three numbers
PriceLabs works from three prices you set for each listing:
- Base price: per PriceLabs, the average rate you charge across the year. Market factors, demand patterns and your customizations are applied to it to produce the recommended rate for each date. Think year-round average, not peak season.
- Minimum price: the lowest price you will accept. If the recommendation falls below it, PriceLabs uses the minimum.
- Maximum price: the ceiling. Recommended rates stay at or below it.
If you leave minimum and maximum blank, PriceLabs applies safety prices: a safety minimum 30% below the base price and a safety maximum 10 times the base price. Fixed date-specific overrides can go outside your minimum, and date-specific overrides and pricing offsets are exempt from the maximum.
PriceLabs offers a Help me choose a base price tool on the Pricing Dashboard. You can set all three on the Review Prices page, the Manage Listings page or the Multi calendar page.
Before you connect
- Turn off Airbnb's Smart Pricing. PriceLabs says it can conflict with the prices PriceLabs sets.
- Use your booking software if you have one. If you still use a PMS or channel manager, PriceLabs says to integrate with that PMS, not directly with Airbnb.
- Listings must be live and bookable for a direct Airbnb connection. Snoozed listings, listings with no availability and newly created listings cannot be imported.
- Co-hosts need Full Access to connect a listing. See the co-host invite guide.
- Existing Airbnb rulesets can cause sync failures if you also set check-in and check-out restrictions in PriceLabs.
If you use Hospitable
Per PriceLabs' Hospitable article, set a base rate in Hospitable for each listing for the next 365 days (use a high amount, since PriceLabs overwrites it on the first sync), and set a markup for each distribution channel, which can be zero, positive or negative. Import your listings into PriceLabs, authorize PriceLabs in Hospitable, then turn Hospitable's Dynamic Pricing off so it does not override PriceLabs. More in our Hospitable setup guide.
Turning sync on
- Connect the listing: in PriceLabs, use Add your listings, pick Airbnb or your PMS, and approve access.
- Review your pricing and settings in PriceLabs.
- Turn on Sync Prices for automatic updates, or click Sync Now to push rates right away.
- Check your calendar. Rates should appear on Airbnb or in your PMS, and minimum-stay and check-in rules should match.
PriceLabs can send daily rates, minimum stays and check-in and check-out restrictions for up to 540 days ahead.
What we do and do not do
We connect the pricing tool to your listing and booking software and walk you through these three numbers. We do not set or manage your pricing strategy. That is a separate service, and for it we recommend Enrich Revenue Management. PriceLabs bills you directly. Our fee is separate: see pricing.
Questions people ask
What should my PriceLabs base price be?
PriceLabs defines it as the average rate you charge across the year, not your peak-season rate. Its Help me choose a base price tool on the Pricing Dashboard can help you pick one.
What happens if I leave minimum and maximum blank?
PriceLabs applies safety prices: a minimum 30% below your base price and a maximum 10 times your base price. Most hosts set their own.
Do I connect PriceLabs to Airbnb or to my booking software?
If you use a PMS, PriceLabs says to connect it to the PMS rather than directly to Airbnb.
Do you manage my pricing?
No. We connect the pricing tool. Setting and managing the strategy is a separate service, and for that we recommend Enrich Revenue Management.
