Hospitable setup service for self-managing hosts
Hospitable is one of the two booking apps we usually set up. Setup means connecting your Airbnb account correctly, importing your listings, setting channel markups, and wiring in pricing, messages, lock and cleaner app. This page covers what the connection involves, taken from Hospitable's own help pages.
Before Airbnb gets connected
Hospitable's help center lists what the Airbnb account needs before you connect it:
- You can log in to the account, and its profile has a verified email, a profile photo and a phone number.
- If you sign in to Airbnb with Google, Facebook or another social login, set an Airbnb password first.
- An Airbnb account can connect to only one Hospitable account, and its listings cannot be split across accounts.
- Other property management software on that Airbnb account should be removed first.
If other software stays connected, Hospitable offers a limited connection. It handles guest messaging and operations but does not control your Airbnb calendar or pricing. Full automation means disconnecting the other tool first.
When someone co-hosts the listing
This is the part that trips people up. Hospitable requires the listing owner's Airbnb account to be connected, even when a co-host is doing the work. Hospitable's help center says Airbnb requires this, and that if only the co-host is connected, Hospitable cannot edit listing details or settings, cannot change the calendar on Airbnb, and cannot post reviews.
The fix is an invite from Hospitable. In Hospitable you click Invite host next to the co-hosted channel, and the owner receives an email, clicks Connect my Airbnb account, and authorizes Hospitable on Airbnb.
For our setups this fits how we work: we are your co-host, you stay the owner, and the owner approves the connection on Airbnb. We do not need your Airbnb password. How the Airbnb co-host invite works.
What syncs once it is connected
- Listing details, availability and messaging are managed by Hospitable, and updates sync automatically.
- No iCal connection is needed.
- Current, future and past reservations are pulled in. Hospitable imports up to 100 past reservations per listing and 4,000 per Airbnb account.
If you use PriceLabs too
PriceLabs connects to Hospitable, not to Airbnb directly. PriceLabs' help center asks for three things first: a base rate set in Hospitable for each listing for the next 365 days, a markup set for each distribution channel, and Hospitable's own Dynamic Pricing turned off so it does not override PriceLabs. Airbnb's Smart Pricing should be off too. The full walkthrough is in our PriceLabs setup guide.
What we do for you
- Connect your Airbnb account to Hospitable the right way, with the owner approving the connection.
- Import your listings, merge duplicates and mute anything you do not want managed.
- Set channel markups, connect the pricing tool, and add Vrbo and Booking.com on Complete.
- Build the scheduled guest messages and guidebook, connect the lock, and set up the cleaner app and turnover schedule.
- Hand it over with a walkthrough call and a written guide.
Hospitable bills you directly, at its own rates, and some features cost extra. Our fee is separate: Essentials $1,500, Complete $2,500, per property. See pricing.
Questions people ask
Is Hospitable included in your price?
No. Our price covers the setup work. Hospitable bills you directly at its own rates, and some features, like a direct booking site, lock control or a guidebook, can cost extra. We walk you through the costs before you sign up.
Do I have to use Hospitable?
No. We usually set up Hospitable or OwnerRez, depending on your channels and how many properties you have. If you already use something else, tell us in the intake and we will talk it through.
Can I keep my current software connected to Airbnb?
Hospitable offers a limited connection in that case, which does not control your Airbnb calendar or pricing. For full automation the other tool has to be disconnected first. Tell us what you have and we will plan around it.
Do you run Hospitable for me after setup?
No. We set it up and hand it over. The account is yours from day one.
