OwnerRez setup service for self-managing hosts
OwnerRez is the other booking app we usually set up. The risky part is connecting Airbnb: it replaces your Airbnb calendar, and a careless import can double a listing. We plan the connection, map the properties, and wire in pricing, lock, messages and cleaner app. Then it is yours.
How OwnerRez connects to Airbnb
In OwnerRez you go to Settings, then Channel Management, then Channel Integrations, then Connect Airbnb. You choose to connect an existing Airbnb account, which sends you to Airbnb to approve OwnerRez by clicking Allow. OwnerRez then detects the listings in that account.
Two warnings from OwnerRez's own support article are worth knowing before you start:
- Your Airbnb calendar gets replaced. Connecting the channel replaces your Airbnb calendar with the OwnerRez calendar. OwnerRez says to make sure your OwnerRez calendar already holds every Airbnb booking and block first, to avoid data loss or double bookings.
- OwnerRez becomes the only PMS for that Airbnb account. It manages availability, bookings, rates, property rules, tax settings and listing content.
If your Airbnb listing already exists
For each listing OwnerRez detects, you choose an action: ignore it, import it into an existing OwnerRez property, or import it into a new one. The Everything option brings in rates, discounts, surcharges, rules, availability, property content and photos, plus past bookings, tax settings and reviews, and OwnerRez recommends it. Rates and Availability is the lighter option, and it does not sync property content, cancellation policies or whether pets are allowed.
Choosing the right property here matters. OwnerRez warns that importing an existing listing and then creating a new channel connection can produce duplicate Airbnb listings.
When you co-host, or someone co-hosts for you
OwnerRez says it is not possible to connect to an Airbnb account using co-host login credentials. A co-host has to connect with the host's account, so the owner needs to complete the sign-in step. OwnerRez also notes that the owner's account is where the existing listing is found.
For our setups that means you do the Airbnb sign-in and approval yourself. We do not need your Airbnb password. We tell you when to do it and what to click, then we do the rest: mapping, rates, rules, surcharges and the Setup Checklist OwnerRez provides. See how the co-host invite works.
What we do for you
- Plan the connection so your calendar and bookings are safe before anything is replaced.
- Import or create the right properties and map them without duplicates.
- Review rates, rules and surcharges, then connect Vrbo and Booking.com on Complete.
- Connect the pricing tool, the smart lock, scheduled guest messages and guidebook, and your cleaner's app.
- Hand it over with a walkthrough call and a written guide.
OwnerRez bills you directly at its own rates. Our fee is separate: Essentials $1,500, Complete $2,500, per property. See pricing.
Questions people ask
Should I pick OwnerRez or Hospitable?
We usually set up one of the two, depending on your channels and how many properties you have. If you already use one, tell us in the intake and we will build on it.
Will connecting OwnerRez wipe my Airbnb calendar?
OwnerRez says connecting replaces your Airbnb calendar with the OwnerRez calendar. That is why the bookings and blocks need to be in OwnerRez first. We check this before the connection is made.
Can a co-host connect OwnerRez to my listing?
OwnerRez says it is not possible to connect with co-host login credentials. The owner completes the Airbnb sign-in. We do not need your password for that step.
Is OwnerRez included in your price?
No. Our price covers the setup work. OwnerRez bills you directly at its own rates.
