Listed & Live sets up your Airbnb listing and the tools around it: booking software, pricing connection, smart lock, guest messages, guidebook and cleaner app. Essentials is $1,500 for one property, paid once, with no cut of your bookings. Then you run it yourself.
What an Airbnb listing setup includes
An Airbnb listing is only one piece of a working rental. Our setup covers the listing and everything wired to it, so the first booking does not turn into a scramble.
- The listing: title, description, photo order, amenities and house rules.
- Booking software, usually Hospitable or OwnerRez, connected to your channels.
- A pricing tool connected to the listing and the software.
- Your smart lock, so codes issue and expire on their own.
- Guest messages and a digital guidebook, scheduled to send themselves.
- Your cleaner's app, with a checklist and an automatic turnover schedule.
- A handover: a walkthrough call, a written guide to how it all fits together, and 30 days of follow-up support on Essentials.
Who it is for
- You are brand new and have never listed the place.
- You are already listed and want it done right, not patched.
- You are leaving a property manager and taking the rental over yourself.
It is built for hosts who manage their own rental. We set it up, then it is yours. We do not run it afterwards.
How it works
- You tell us about the place. Fill out the intake: the space, your rules, the tech you have and the tech you want.
- You invite us in. On Airbnb that is a co-host invite. Here is how the invite works. Where another app lets you add a team member, we use that too.
- We build it. Listing, software, channels, pricing connection, lock, messages, guidebook and cleaner app.
- We hand it over. A walkthrough call and a written guide. At handover you take us off every account.
We never ask for your bank or email password, and we do not need your Airbnb password. The work is done remotely, so your rental can be anywhere in the United States.
What it costs
- Essentials, $1,500 one time: one property on Airbnb, everything above.
- Complete, $2,500 one time: Essentials plus a Vrbo listing, a Booking.com listing, a direct booking page, and rates and calendars synced across all of them.
- More than one rental: every property after the first on the same order is 20% off, so $1,200 on Essentials or $2,000 on Complete.
- Already live and just want the listing redone: a listing refresh is $399.
There is no percentage of your bookings, now or later. The apps you choose, like your booking software, pricing tool and lock app, bill you directly at their own rates. See the full pricing.
What we do not do
- Permits, licenses or registrations. Those stay with you as the owner, and we will point you to where to start.
- Taxes or tax filing.
- Management or guest messaging after handover, and the cleaning itself.
- Your pricing strategy. We connect the pricing tool. Setting the strategy is a separate service, and for that we recommend Enrich Revenue Management.
Questions people ask
Do I need to live near the rental?
No. The work is done remotely, so it works wherever your rental is in the United States.
Do you manage the rental after setup?
No. Listed & Live is setup only. When we are done you run it, with every tool already working and a guide to how it fits together.
Will you handle my permit or license?
No. Short-term rental rules vary by city and county, and they are the owner's responsibility. We do not do permits, licensing or taxes.
My listing is already live. Do I need the full setup?
Tell us in the intake. We work with what is there and set up the rest. If you only want the listing redone, the listing refresh is $399.
